What we're seeing: INSIDERS + NEWCOMERS
- Anecdotally, E&V Bentonville has noticed realtors and first time home buyers are the ones buying right now.
What's moving: MIDDLE to HIGH END HOMES
- In NWA, transactions in the most approachable price points (under $400K) are down a bit compared to 2024.
- However, sales are up in all price points over $400K, including luxury ($1M+) listings.
How fast: AVERAGE WELL UNDER 90 DAYS
- The tipping point is about $300: homes below that price point average less than 60 days on the market.
- Homes in the $400K - $700K range are staying on the market longest (67 - 77 days)
What's realistic: PRICE PER SQUARE FOOT
- Homes in the $300s are averaging $197 per square foot, and $207 - $214 per square foot in the $400s.
- In the $500K - $800K bracket, homes are fetching $222 - $250 per square foot
Balanced market, starting to shift
- Northwest Arkansas is relatively balanced, but leaning toward a buyers' market.
- Homes are still moving fairly quickly, but taking slightly longer to sell than in the recent past.
National Trends
Homes for sale: SEARCHES ARE UP
- Data from Google Trends showed search activity for "Homes for sale" hit a 2-year highin July.
- The market may feel slow, but behind the scenes buyers are circling.
Inventory: ACTIVE LISTINGS ARE UP
- Active listings surged 26% in July compared to a year prior.
- Housing inventory reached pre-pandemic levels and the largest monthly supply since at least 2017.
Mortgage Rates: NEW LOW FOR 2025
- Mortgage rates dropped to an 11 month low yesterday after weak ADP jobs report
- 30-year fixed mortgage rates are sitting at 6.45%
For Buyers
- You have more options to choose from with increased inventory.
- The market is becoming more conducive to negotiation.
- It's a healthy time to buy, especially with steady price increases.
For Sellers
- While it is still a good time to sell, a more strategic approach and guidance will help.
- A strong, innovative marketing plan and data-driven pricing win the day.
- Well-priced homes in move-in condition will still attract strong interest.
